Our starting promises

Clear scope before work beginsNo surprise add-onsHonest about what we do—and don’t

01 / Property support

The small things.
The seasonal things.
The things you can’t get to.

One practical starting point for keeping your place ready, tidy, and easier to own from a distance.

01

Keep the outside cared for

Lawn care, weed and feed, gutter cleaning, and bird feeder filling for a welcoming first impression.

02

Make arrivals less complicated

Seasonal camp opening and closing, dock and lift services, trash valet, and short-term rental turnover coordination. We coordinate vendors; we don’t clean.

03

Have a local set of eyes

Drive-by vacancy checkups for seasonal and absentee owners. A dedicated home watch service is planned; drive-by checks are not a substitute for a full home watch visit.

Year-one service menu, subject to launch readiness and property fit. Pressure washing is planned for a later phase.

02 / Observe first

Know where to start.
Not just what to spend.

The planned free Property Health Score turns your address and answers to 10 quick questions into a simple snapshot of property upkeep—and three priorities to tackle next.

Share the card with a co-owner or your agent. Each card will include a “Get my score” link so another owner can start their own.

Property Health Score

0–100

Your score will be calculated from your answers. This is a format preview, not a property assessment.

  1. 01 — Your highest-priority upkeep item
  2. 02 — Your next seasonal task
  3. 03 — A practical improvement to consider

An upkeep guide—not an inspection, safety certification, or insurance assessment. Coming with launch.

03 / Scope before price

A plan for your property.
Not a one-size-fits-all rate.

Rates will depend on location, property size, access, visit frequency, and the agreed work. Launch pricing and deposit terms are awaiting approval.

One-time & seasonal work

Property-specific quotes for opening, closing, gutters, docks, and other individual visits. Any deposit will be disclosed before booking.

Recurring lawn care

Monthly plans are planned around an agreed service schedule. Home watch subscriptions will follow when that service is ready.

Pre-season offer, without the guesswork

A launch waitlist and pre-season booking offer are planned for March 2027. Offer terms will be published before reservations open.

Before we launch: implementation plan & pricing assumptions for approval

This page is the pre-launch preview. The following integrations and offer terms need approval before implementation; they are not live here.

  1. Open a consent-based waitlist and quote form collecting contact details, property address, requested services, and preferred timing. Send submissions to a Google Sheet or dashboard.
  2. Build the 10-question score tool, transparent scoring rules, and shareable result cards with three priorities. Confirm address privacy before enabling public sharing.
  3. Set up Stripe deposits for approved quotes and recurring billing for lawn care. Add home watch billing only when its scope is ready.
  4. Prepare four emails: welcome, score guidance, service selection, and pre-season booking. Add opt-in camp opening and closing reminders.
  5. Prepare practical outreach for agents with vacant listings and STR owner groups, following each group’s posting rules.

Pricing assumptions: the score is free; service work is quoted by scope rather than an invented flat rate. Minimum visit charges, travel coverage, deposit amounts, monthly inclusions, and cancellation terms must be approved before payment opens.

Referral proposal: one free service visit for each referred owner who books. Define qualifying bookings, eligible visit scope, and redemption terms before publishing the offer.

Approval needed: service boundaries, launch capacity, score methodology, waitlist destination, pricing, and offer terms. No discounts or guaranteed availability are assumed.
